為房屋貸款的惡化情況做好準備。


根據 Corelogic 的警告,雖然利率可能會下降,而且可能相對較快,但這並不代表紐西蘭的抵押貸款壓力就此結束。房地產經濟學家 Kelvin Davidson 提到,逾期至少 90 天或被視為「不良」的貸款已經佔所有抵押貸款的 0.6%,這是十年來的最高水平。雖然這個比例大約是 2009 年和 2010 年的一半,但它仍然令人擔憂,尤其是隨著失業率上升,這個數字可能還會繼續增加。




根據儲備銀行的數據,最近貿易銀行似乎在增加對未來「不良」房屋貸款的準備金,這些準備金比新冠疫情高峰期時的數字還要高出約 40%。


因此,抵押貸款的壓力在未來一段時間內仍會是一個值得關注的問題,也是我在展望 2025 年時,對房屋銷售和價格增長保持謹慎態度的原因之一。



雖然目前的數字還未達到歷史新高,但它們確實在上升。而且,這通常是滯後的指標,因為借款人通常會竭盡全力避免違約。


大多數借款人選擇短期的固定利率,這意味著當利率下降時,這一變化將會很快顯現。舉個例子,去年 12 月,有 36% 的新貸款固定期限不超過 12 個月,因此這些變化將會迅速反映出來。
